It can be argued that Dexter Avenue in downtown Montgomery is Alabama’s most historic street and perhaps the state’s most recognized location with the famous Court Square at one end and the iconic state Capitol looking down from the top of the hill. It’s where Rosa Parks became the catalyst for the Civil Rights Movement.
It cannot be argued that Dexter Avenue has been a hotbed of development and that growth is still raging. Dozens of new loft apartments have been built and another 85 are planned for the $25 million renovation of the nearby Bell Building.
New restaurants and bars seem to open each month: Wingers Sports Grill, Alloz Grill, Commerce Beerworks and Hiram, a whiskey bar.
Two hotels are under construction, which will increase the number of downtown hotel rooms past 1,000. A 100-room Marriott Signature Collection hotel is planned with a fine dining restaurant. And the nearby Hilltop Arms Apartments is being converted to an 80-room hotel with four restaurants and a rooftop bar.
The opening of the legacy museum near Dexter Avenue drew thousands of people to downtown Montgomery, which has a daytime population of nearly 33,000. Mix in another 40,000 at Maxwell Air Force Base and that’s 70,000-plus people. And now there is nearly 15,000 square feet available at 120 Dexter Ave., which is located next to Chris’ Hot Dogs, a 100-year-old Montgomery institution; and across the street from the RSA Dexter Avenue Building and its RSA Datacenter. Foot traffic has continued to swell on Dexter Avenue with all the renovation of once-empty storefronts. The 120 Dexter Ave. building is perfect for office space or retail businesses. A building next door will contain retail on the first floor and loft apartments on the second and third floors. Another restaurant will be on the first floor of a building two doors away and again there will be loft apartments on the second and third floors.

Such incredible opportunities on Dexter Avenue are rare and this two-story property at 120 Dexter Ave. is the dream site to relocate a business or open one. There is plenty of room for a furniture store (downtown does not have one). Downtown would benefit from additional retail outlets such as clothing stores and jewelry stores. Each floor is 7,400 square feet and the building was upgraded with concrete and metal.
